多变的房地产行业牵动着无数人的心,影响房价主要有四部分因素:供给因素、需求因素、结构因素、制度因素。其中供给因素包括:中国土地制度、银行信贷、通货膨胀。需求因素包括:人口经济聚集结构、住房的刚性需求。结构性因素包括:结构性矛盾、贫富差距、城乡二元制、住房供应结构。制度因素包括:税收制度、财政政策、独生子女政策、出口外汇、调控的外部性等等,本文就其中几个因素点进行房价的概要分析。
Changeable real estate industry affects countless people’s hearts, there are four main factors affecting the price: supply, demand, structural, institutional factors. The supply factors include: China’s land system, bank credit, inflation. Demand factors include: the structure of the population economy, the rigid demand for housing. Structural factors include: structural contradictions, the gap between rich and poor, urban-rural dual system, housing supply structure.
