5月28日,中国房地产测评中心联合新浪网正式对外发布《2008年中国房地产上市公司测评报告》。该报告对2007年沪、深、大陆在港的三地房地产上市公司年报进行综合分析,得出《中国房地产上市公司综合实力20强》榜单、沪深房地产上市公司综合实力30强,大陆在港房地产上市公司综合实力20强、沪深房地产上市公司盈利能力10强、沪深房地产上市公司成长能力10强。包括万科企业股份有限公司、中国海外发展有限公司、碧桂园控股有限公司等知名房地产企业榜上有名。报告显示,房地产市场资源正加速向优势企业集中,同时借助良好的全球经济发展势头以及中国内地经济持续快速增长,房地产新秀在港股市场上则异军突起,业绩增长喜人,2007年中国房地产上市公司融资规模空前,综合实力增长明显,上市公司宏观而总体趋好,已成为支撑中国房地产业健康发展的重要力量。在此背景下,中国房地产上市公司的盈利能力普遍增强,其中领袖企业的盈利能力更为凸显,但在市场环境调整变化的情况下,其盈利能力的可持续性尚待观察。现阶段上市公司面临的一个关键性问题是资金普遍趋紧,增强企业抗风险能力是上市公司的当务之急。从可持续发展的角度来看,企业成长能力是决定今后房地产上市公司排行座次的关键因素。如何把握新的形势,增强企业的综合实力是现阶段房地产上市公司必须直面和解决的重大课题。
