本文基于空间面板模型对我国房地产价格区域间的相互影响效应及其收敛性进行检验。结果表明:我国房地产市场商品房销售价格在不同区域之间具有很强的空间相关性;在不引入控制变量的情况下,我国省际房地产价格不收敛;在引入控制变量的情形下,我国省际房地产价格收敛;控制变量经济发展水平、居民收入水平、地区工业化程度、开发商自身因素的引入对我国区域房地产价格的收敛趋势产生了实质性影响,改变了房地产价格的收敛方向,是缩小各区域房地产价格落差的重要影响因素;我国区域房地产价格不存在绝对收敛趋势,但存在条件收敛趋势。
This paper tests the interaction between real estate price regions in China and its convergence based on the spatial panel model. The results show that the sales prices of commercial housing in China’s real estate market have strong spatial correlation among different regions. Under the condition of not introducing control variables, the inter-provincial real estate prices do not converge. With the introduction of control variables, The convergence of real estate prices; the economic development level of control variables, the income level of residents, the degree of industrialization in the region and the introduction of the developers themselves have a substantial impact on the convergence trend of real estate prices in China’s regions, changing the convergence direction of real estate prices, There is no absolute convergence trend in real estate prices in China, but there is a trend of convergence.
