房地产业是国民经济的基础、先导性产业,房价已经成为社会关注的热点,国家的宏观调控措施也不断出台,从信贷、税收、住房保障、土地等政策到房地产企业的自有资本金要求等,近几年来我国房价一路上涨,所以了解中国城市住宅价格的波动十分必要。住房是一种商品,它是人们的生活必需品,成本、需求、供给是影响住宅价格的最重要因素,另外还有一些其他方面的因素,本文主要分析导致房价上涨的原因。
