本季度,北京商铺市场整体延续了前一季度的平稳态势,受全球及国内的经济下滑因素影响较小。中高端商业项目的租金水平及空置率均未有较大波动,各主要商业中心市场表现依然活跃。虽然北京4环以外一些大型中端商业项目的租赁脚步有所放慢,市场需求表现放缓,零售行业潜在租客处于观望阶段,但整体来说还是看好北京商业零售市场前景,相信调整期将持续到明年首季度,之后零售商将有较明确的开店计划。
During the quarter, Beijing’s overall retail market continued the steady trend of the previous quarter, less affected by the global and domestic economic downturn. There was no major fluctuation in the rents and vacancy rates of mid-to-high end commercial projects, and the performance of the major commercial centers remained active.
