房地产行业的健康发展日益受到社会重视,房价的虚高影响着国民幸福感的同时,产业的泡沫化也给国家经济发展带来威胁。近年来面对我国房地产市场投资需求的不断扩张,房地产市场价格非理性增长,导致资产泡沫化日益严重。这纵然与物价上涨带来的房地产成本提高以及投资者对资产升值的高预期等因素有关,同时更与国际游资在我国流动性的泛滥有着密切的联系。本文在搜集大量基础数据的基础上,综合运用定量分析与定性分析方法,从内、外两方面原因分析为何国际热钱大规模进入我国及其现状,通过多种指标来分析房地产市场现状,深入剖析热钱与我国房市的相关性,并在此基础上分析了我国关于房地产的既有政策,从而针对这一问题,进一步提出相关的政策建议,以期有助于缓解我国房市过热现象。
The healthy development of the real estate industry is paid more and more attention by the society. While the virtual housing price affects the national well-being, the bubble of the industry also poses a threat to the national economic development. In recent years, in the face of the continuous expansion of investment demand in China’s real estate market, irrational price growth in the real estate market has led to an increasingly serious asset bubble. This notwithstanding the rising real estate costs brought by rising prices and the high expectations of investors on asset appreciation and other factors, but also with the proliferation of liquidity in the international hot money in China are closely linked. On the basis of collecting a large amount of basic data, this article analyzes quantitatively and qualitatively the methods of why the international hot money enters into our country and its status quo from both internal and external reasons, and analyzes the status quo of the real estate market through various indicators, Hot money and China’s housing market, and based on this analysis of our existing policies on real estate, so as to address this issue, and further put forward relevant policy recommendations, with a view to help ease the housing market overheating in China.
