南北地产之间的思想碰撞和观忿交火是一场持续了多年的交锋。因地理、人文、环境、市场的不同,南北方开发商在对房地产的操作和理念上有着许多差别。仅从观念的角度来看,这是个不同价值观交融对接的过程,是多元文化的体现。若在微观的层面看,北方地产在产品细节和人性化考虑上依然与南方存在着不小的差距;而从宏观层面来看,北方地产界的思想探索和社会责任感则是南方最需要弥补的文化缺失。在产品的人性化考虑、环境营造等方面,南方发展商的关怀更贴切。而北方发展商在建筑、思想和艺术上的追求则是南方商业文化中最需要注入的元素。例如2003年在北京发端的“观念地产”行为艺术,是对城市毁灭性开发的呐喊和反省,体现了中国地产界的人文关怀。通过跨地域的市场拓展和业界间的思想交融,南北两派在观念和技术层面的互补将提升整个中国地产的发展水平。产品如何实现人文关怀?
