笔者在某个新区踏勘的时候看到一种现象:为了塑造城市的绿化景观,建筑后退道路红线达到18米之多,道路红线本身宽度约45米,加上退线距离,道路两侧之间的建筑距离超过80米,这几乎可以作为一个街区的长度。在这样的新区中行走的一个普遍感觉是:明明看到建筑就在眼前,可要走近跟前还是要花费一些力气的,真有些“山远累死马”的体验感。如此宽的退线,第一感觉是土地的浪费。为了说明后退尺度与用地效率的关系,笔者做了如下实验:如图1所示,假设道路
