近年来,房地产业已成为推动我国国民经济和社会发展重要推动力量。由于我国房地产市场的发展时间还比较短,房地产市场尚未成熟,我国学界和商界对房地产商品及其市场的仍有待加分析深。本文以洛阳市区域房地产为例系统的分析了房地产商品价格决定机制、影响因素,旨在为房地产项目的评估提供分析模型,为政府的宏观调控,银行的项目决策提供参考。
In recent years, the real estate industry has become an important driving force for promoting our national economy and social development. As China’s real estate market development time is still relatively short, the real estate market is not yet mature, our academic and business real estate products and their markets still need further analysis. This article takes the real estate in Luoyang City as an example to systematically analyze the decision mechanism and influence factors of the real estate commodity price, and aims to provide the analysis model for the real estate project evaluation and provide the reference for the government’s macro regulation and control and the bank’s project decision.
