目前,我国存在大量已进入检修期的外砖内模多层住宅结构,针对此类结构的裂缝问题,以北京某小区一座6层外砖内模住宅结构为例,分析了其结构的特殊性,并探讨了基于PKPM软件的承载力验算方法。验算结果表明,此房屋强度足够,房屋墙体裂缝并非荷载引起。运用“王铁梦法”进行墙体开裂分析,由于房屋屋盖与墙体的温度差异,屋面热胀致使屋盖对墙体产生推拉力,墙体开裂产生正八字斜裂缝,这种裂缝属于温度裂缝。提出了裂缝处理的建议措施。
