土地交易的公开化使得开发商土地成本大幅度增长,其它如建材等因素的变化也使得项目综合成本较之原来有所增加。但项目售价因市场因素不会与开发成本呈同比例增长,因此导致项目利润值的降低,实际上是向合理利润比率又迈进了一步。
The open land transaction makes developers a substantial increase in land costs, and other changes such as building materials and other factors also make the overall project cost increases compared to the original. However, because the market price will not increase in the same proportion as the development cost due to market price, the decrease in profit margin of the project actually takes another step toward the reasonable profit ratio.
