当前房地产业己经成为我国经济繁荣的重要支撑点之一,它对国民经济具有牵一发而动全身的作用,我们必须正视房地产价格的波动对国家经济的影响,警惕房地产市场的不健康发展。房地产价格主要是由供求关系决定,同时也与国家政策、经济发展、地理位置、建筑成本、房屋特征、环境因素、社会因素、心理因素相关。本文从影响房地产价格的因素进行探讨,分析各种相关因素对房地产价格的影响,并针对我国房地产业的未来发展趋势提出了相关的建议。
At present, the real estate industry has become one of the important support points for our country’s economic prosperity. It has a direct impact on the national economy, and we must face up to the impact of fluctuations in real estate prices on the national economy and guard against the unhealthy development of the real estate market. Real estate prices are mainly determined by the relationship between supply and demand, but also with the national policy, economic development, geographical location, construction costs, housing characteristics, environmental factors, social factors, psychological factors. This article discusses the factors that affect real estate prices, analyzes the impact of various related factors on real estate prices, and puts forward relevant suggestions for the future development trend of real estate in our country.
