(一)二手房市场及金融介入现状 随着住房制度改革的不断深化,我国城镇居民住房消费已步入商品化、社会化、市场化轨道。当大量存量住房进入市场后,市场主体受消费、投资意图支配,客观上要求市场实现存量住房二、三级交易。以武汉市为例,截至2000年底,武汉市全部可售公房已基本出售完毕,预计有6,000多万平方米存量住房可进入三级市场交易,满足不同层面消费者对住房的多层次需要。那么,为二手房交易提供通道和金融支持,是进一步推动住房商品流通,全面开放、搞活住房市场,完善住房市场体系的重要环节。 但现实中,二手房交易量远小于增量房交易量,二手房交易雷声大,雨点小,且交易
