定金及预付款、企业自筹资金是房地产开发资金的两 个来源,用定金及预付款来盖楼,一直以来是中国地产 商的常规动作,也导致了房地产过热,政府近年来不断 出台政策试图降温,从土地政策到信贷政策都有,但融 资调控才是真正的釜底抽薪。现在看来,买方对市场预 期的不确定性使购房者的观望态度加重,房地产商的资 金压力空前绷紧。
