目前我国房地产开发企业的资产负债率部比较高,开发企业的自有资金在房地产开发投资中只占30%至40%,而其余的60%至70%的资金需要依靠银行融资贷款。在商品房预售的情况下,若预售的比较理想,可以用预售款开发建设,若商品房预售不理想。则依靠银行融资贷款的数额就相对较大,这时,银行融资贷款的利率水平对房地产的开发成本就会产生很大影响。
