经现场勘察,砖混结构住宅楼产生裂缝的主要原因是由于温度变化而产生的多余应力。分析知,在温度变化相同时,钢筋混凝土结构屋面板的热伸长量是砖砌体承重横墙的两倍。因此,为了避免产生裂缝,在结构设计时应减少横墙体对屋面板以及外纵墙和女儿墙对屋面板的约束,保证屋面板自由伸缩,增加保温层厚度,减小温差,提高墙体的抗拉强度,严格控制保温材料的含水率不得超过设计值。与此同时,还对已产生的裂缝提出了具体的修补措施。
