今年,国家财政部、国家税务总局联合出台了《关于调整个人住房转让营业税政策的通知》,其中规定“个人将购买2年以上(含2年)的普通住房对外销售的,免征营业税。”随着政策的落地实施,各地二手房市场热度逐渐上升,然而,二手房交易环节复杂繁琐,需要注意的事项远比新房多,稍有不慎将陷入麻烦和纠纷中,花钱买了二手房却无法入住的案例屡见报端。
