1.设计概念 我们的规划原则是减少小高层建筑(8-11层),适当增加中高层建筑(12-18层)以减 小土地覆盖率,提供更为开敞的空间。地下停车为主要停车方式。有规律的建筑高度形 成优美的城市天际轮廓线,并使区内与主入口处都保持开敞的视野。 2.规划目标 a.减少小高层(8-11层);减少场地覆盖率;提供更多休闲娱乐的开放空间。 b.提高土地利用率建造绿色社区。 c.以中央丘陵地形的景观与建筑物之间的景观突出新社区的生态特征。 d.明确区分人流与车流(包括停车) 3.操作方式 a.以12-18层的住宅楼为主,加以少量的19-22层住宅楼, 8层,6层,4层的联 排式住宅为跃层式,每单元分别为4户,3户,2户。 b.将主要商业区,商业街,和商住楼置于场地东北部,以保持居住,教学及中央 景观区域的宁静。 c.2-3层的学校和公共建筑分布于场地的西及西南部,也作为整个区域的视觉开 敞方向。 d.主景观水系和两侧约6m高的山地,体现了生态与自然。 e.东北角较高密度居住区与其他区域共享中心生态区和公共广场的景观。
