近年来,随着我国城镇化和人口政策的调整,区域人口结构随之改变,同时对住宅价格也产生一定影响。以西安市为例,根据2003~2014年人口结构数据和住宅价格数据,应用VAR模型分析12年来西安市人口结构和住宅价格变化间的关系。研究结果表明:西安市住宅价格主要受人口年龄结构、户均家庭规模和迁移结构变化的影响;而性别结构、教育结构、就业结构以及城乡结构变化对其影响较小。
In recent years, with the adjustment of urbanization and population policies in our country, the regional population structure has subsequently changed, at the same time, it has also had an impact on residential prices. Taking Xi’an City as an example, this paper analyzes the relationship between population structure and housing price changes in Xi’an in the past 12 years by means of VAR model according to population structure data and housing price data from 2003 to 2014. The result shows that the housing price in Xi’an is mainly affected by the age structure of the population, the average household size and the change of the migration structure. The gender structure, education structure, employment structure and urban-rural structure change have less impact on it.
