自从新中国成立以来,北京市的住房供应体系一直处在发展变化的过程中,总体上经历了住房完全福利供应向市场化供应再向分层次供应转变的历程。北京市住房需求也由于住房需求的增加、居民收入的提高以及人口的膨胀而迅速上升,造成了北京市住宅的价格居高不下。本文分析了北京市住宅问题的整体供需情况,并提出解决北京住房价格高的一些建议。
Since the founding of New China, the housing supply system in Beijing has been in the process of development and change, and has generally experienced the process of changing the supply of complete welfare of housing to marketization and then to the supply of different levels of supply. Demand for housing in Beijing also rose rapidly due to increased demand for housing, higher incomes of residents and population expansion, resulting in high residential prices in Beijing. This paper analyzes the overall supply and demand of housing in Beijing and puts forward some suggestions to solve the housing price in Beijing.
