房地产业是资金密集型产业,房地产开发所需资金主要由金融机构提供,由此产生一个悖论:缺少金融支持房地产业发展就会滞后,其运行效率将下降;金融支持过度又会导致房地产进入非理性繁荣期,甚至出现价格泡沫。本文立足于此背景,以美国次贷危机为视角,结合我国的实际,从现象描述和理论研究出发,探讨金融支持过度对房地产泡沫形成中的作用。
Real estate is a capital-intensive industry, the funds needed for real estate development are mainly provided by financial institutions, resulting in a paradox: the lack of financial support lags behind the development of the real estate industry, and its operational efficiency will decline; financial support will lead to excessive real estate into Irrational boom, and even the price bubble. Based on this background, from the perspective of the subprime mortgage crisis in the United States, combined with the reality of our country, starting from the phenomenon description and theoretical research, this article explores the role of financial over-support in the formation of the real estate bubble.
