近日,本市39宗土地即将公开入市交易。这批土地中,住宅及配套用地近200公顷,商业等其他用地60公顷。在北京市土地整理储备中心的网站上挂出的项目用地汇总表中,城八区即将上市交易土地最多的,依次是朝阳、丰台和海淀,而东城、西城、宣武、崇文则各有一块。国土资源部和北京市国土局多次表示,北京不存存所谓“地荒”。根据城市总体规划和土地利用总体规划,到2020年北京市可用作开发建设的土地还有1150平方公里,平均到每一年可供应的土地也有70平方公里,北京土地的后备资源还是比较充足的,不存在有些人在外面炒作的“地荒论”。另外,对于“地荒”引起房价上涨的观点,北京市国土资源局张维副局长也表示,近期,国土资源部在全国范围内就地价与房价问题,做了专门的调研,最后的统计数字显示,结合国内32个主要城市的数据,从全国的平均水平来看,地价因素只占商品房成本的23%。而北京土地占成本比还略低于全国平均水平,该数据为22.98%;上海的土地占成本比相对更低,土地只占总成本的16.15%;广州则更低,为11.4%。总之土地占房地产商开发项目成本的比重是比较小的。政府在驳斥这些观点的向时,也在积极调整市场。北京市土地整理储备中心推出的39宗土地,一入市迅速引起业界普遍关注,态度、看法各不相同。且看本刊记者集体采访--
