2005年以来,海外基金频频出手,投资北京写字楼。美林集团以3000万美元注资银泰中心,摩根士丹利购买了富力双子座 B 座,这是摩根在北京的最大一笔地产投资,新加坡凯德置地集团整栋购买了中环世贸中心 A、B 两座。北京写字楼的投资回报率能够达到10%,海外基金对中国的房地产业普遍看好,投资热点就是中心城市的写字楼。从投资价值来讲,北京写字楼的价位和租金处在一个比较好的入市时机,增值空间较大。

Beijing office investment rate of return can reach 10%, overseas funds generally optimistic about China’s real estate industry, the investment hot spot is the central city office. In terms of investment value, Beijing’s office space and rental prices in a better time to market, greater value-added space.
