伴随着美国次贷危机的爆发和随之而来国内经济增加速度的放缓,持续繁荣多年的我国房地产市场从2007年下半年在个别城市出现了不同程度的波动,表现为成交量缩小,商品房成交价格和开发商挂牌价格下跌。随后国内影响力较大的城市房地产市场也先后出现了房价与成交量的波动。文章对现阶段我国房价波动的现象及其社会影响作了较为深入地探讨,并针对当前房价下跌可能给我国社会带来的负面影响提出了对策。
With the outbreak of the subprime mortgage crisis in the United States and the consequent slowdown of its domestic economic growth, China’s real estate market, which has been flourishing for many years, has fluctuated to varying degrees in individual cities in the second half of 2007 due to the shrinking transaction volume, Transaction prices and developers listing prices fell. Subsequent domestic influence in the larger city real estate market also appeared in the price and volume fluctuations. The paper makes a more in-depth discussion on the phenomenon of house price volatility and its social impact in our country at the present stage, and puts forward countermeasures to counter the negative impact that the current price declines may bring to our country’s society.
