贷款利率对房地产市场的影响是理论界研究的一个热门,本文从房地产的不同需求入手,通过计算房地产价格对贷款利率、按揭成数的弹性,分析贷款利率、按揭成数对商品住宅的两种需求的影响程度,得出以下结论:一是利率对房地产价格的影响程度与折旧费费率、维持费费率、物业税等税率有关;二是贷款利率、按揭成数与房地产价格呈负相关,且贷款利率以及按揭成数的变化对消费型需求的影响大于对投资型的影响。
