利达行是香港较大的一家、也是第一个进入大陆市场的房地产代理商。利达行成立于1984年,目前公司在香港有五百多人,北京有一百多人,在大陆代理、投资的项目北京有玫瑰园别墅、万通新世界广场、国宾花园,外地有江西的旧城改造等,其推出的外销楼成交量在香港排第一位。在北京的香港发展商中,利达行可以说是比较特别的一个,利达行的创办人、董事局主席邓智仁先生对北京房地产市场的看法也许有其独到的见解。看好北京内销楼邓智仁先生说:从1993年开始,我们已将投资重点放在了大陆,特别是北京,在香港已不再投资,只是维持原来的销售。1994年我们可能更多地忙于销售,但是到1995年,我们将会增加房地产开发的投资,重点放在北京的危旧房改造项目上,主要作内销楼。虽然内销楼的回报率不高,但是风险小。从我们对市场的了解来说,外销楼市场很不稳定,而内销楼市场却很看好。在房屋商品化的过程中,内销楼具有庞大的市场。而且北京的危旧房比较多,近些年都需要改造。尤其是我对北京市民的购买力毫不怀疑,未来十年,北京人的收入会有大幅度的提高,对住宅的需求也会随之增强。
