房地产业是一个资金密集型行业,房地产企业融资模式的优劣,也直接影响着融资成本的大小及开发风险。本文通过揭示目前我国房地产企业资金来源以间接融资为主,存在资本结构不合理,融资渠道单一的现状、成因,对可能存在的金融风险问题进行分析,并提出融资模式的多元化选择与防范风险对策。
The real estate industry is a capital-intensive industry. The advantages and disadvantages of the financing mode of real estate enterprises also directly affect the size of financing costs and development risks. This article reveals that the main sources of financing of real estate enterprises in our country are indirect financing, there are unreasonable capital structure, single status and causes of financing channels, analyzes the possible financial risks and proposes diversified choice of financing modes and prevention of risks Countermeasures.
