本文建立了一个针对土地招标和挂牌出让情形下,由各地方政府充当房地产市场领导者的stackelberg博弈模型,在容积率是由地方政府内生决定的控制变量情况下,从数学上严格证明了在短期内地价并不影响房价。同时也进一步论证了:在通常情况下,垄断(在本文表现为产品差异程度高)才是造成高房价和房地产开发商暴利的根本原因。因此本文认为,降低房价的最主要途径就是打破目前房地产市场高度垄断的行业格局。
This paper establishes a stackelberg game model for local governments to act as leaders of the real estate market under the conditions of land bidding and listing. Under the condition that the floor area ratio is a control variable determined by local governments, it is mathematically proved that Short-term land prices do not affect the price. At the same time, it is further demonstrated that under normal circumstances, the monopoly (manifested in this paper as a high degree of product differentiation) is the root cause of high housing prices and real estate developers profits. Therefore, this article argues that the most important way to reduce housing prices is to break the current highly monopolized real estate market pattern of the industry.
