本文运用享乐价格分析法,结合动态经济学建模理论,构建了长沙市住房价格的享乐模型,并通过在“搜房网房天下”搜集的长沙市共618家楼盘的相关数据进行实证研究,最后给出了影响长沙市房价的主要因素并作出了解释。
This article uses the hedonic price analysis method and the dynamic economics modeling theory to construct a hedonic model of housing prices in Changsha City and conducts an empirical study based on data collected from 618 real estate properties in Changsha City Finally, it gives the main factors that affect the house prices in Changsha and gives an explanation.
