炒房团不同于普通购房者,他们买房的目的纯粹是为了投资。为了降低支出、坐等房价上涨,炒房团不惜以消极收房的强硬态度对抗开发商,想以此逃交巨额物业费。他们的目的能得逞吗?回顾2013年,国家采取了各种措施抑制房价,仍止不住大多数城市房价不断攀升的趋势。一方面,普通工薪民众买不起住房;另一方面,我国一线城市房屋空置率达到40%。这种反差,在一定程度上表明投资性消费是房价高涨的有力推手。然而,能够一掷千金购房无数的炒房团,却打起逾期收房的主意。
