房屋渗漏是建筑物质量存在的一个顽症。九十年代初,建设部门曾作过抽样调查。我国每年新竣工的住宅面积1.2亿平方米,其中1/3当年即发生渗漏。由北向南,我国城市新建建筑的渗漏率:哈尔滨50%;北京70%;上海66%;武汉97%;长沙89%;全国22个城市综合平均渗漏率为60%。每年用于修补房屋渗漏需消耗2.4亿平方米油毡,27万吨沥青,加上施工费用,每年耗费高达12亿元。一、为什么有如此众多的房屋渗漏水?造成房屋渗漏的原因是多方面的。一是设计上的不合理,是造成房屋渗漏的“祸根”。如屋面坡度、排水系统的设置等没有按照设计规范,造成大雨滂沱时。屋面积水排泄不畅或排不出去。50-印年代家庭厨房、厕所地面都设防潮层,这样地面清洗时,即使使用水,也不会渗漏下去。但现在房屋设计中都“节省”了防潮
Leakage of houses is a persistent problem in the quality of buildings. In the early 1990s, the construction department had conducted a sample survey. China’s newly completed housing area is 120 million square meters each year, of which 1/3 of that year is leaking. From north to south, the leakage rate of newly constructed buildings in China is 50% in Harbin, 70% in Beijing, 66% in Shanghai, 97% in Wuhan and 89% in Changsha, and the average leakage rate in 22 cities is 60%. The annual leakage of repaired houses requires the consumption of 240 million square meters of linoleum and 270,000 tons of asphalt, plus the construction cost, which will cost up to 1.2 billion yuan annually. First, why are so many houses leaking water? The causes of housing leakage are many. The first is the unreasonable design. It is the “curse” that causes the leakage of houses. If the roof slope, drainage system settings, etc. did not follow the design specifications, causing heavy rain. House water is poorly drained or cannot be discharged. In the 50-Indian era, there was a moisture-proof layer on the home kitchen and toilet floor so that even when water was used, it would not leak when the floor was cleaned. But now all the houses are designed to “save” moisture.
