房地产作为国民经济的支柱产业,需要大量的资金投入,因此,融资在房地产开发中起着举足轻重的作用。目前,我国大多数开发商资金来源以银行贷款为主,其它融资方式所占比例较小,融资结构比较单一,很容易受到宏观政策和经济环境的影响。本文从房地产开发企业的角度出发,研究和探讨房地产融资问题。对各种融资方式的优缺点进行对比和分析,并指出未来房地产企业融资多元化是必然的趋势,并对其实现特征进行总结。
As a pillar industry of the national economy, real estate requires a lot of capital investment, therefore, financing plays an important role in real estate development. At present, most of the source of financing for developers is mainly bank loans, and the proportion of other financing methods is small, the financing structure is relatively simple, and it is easily affected by macroeconomic policies and economic environment. This article from the perspective of real estate development enterprises, research and discussion of real estate financing. The advantages and disadvantages of various financing methods are compared and analyzed. It is pointed out that the diversification of financing in real estate enterprises is an inevitable trend in the future, and the characteristics of its realization are summarized.
