当前我国房地产市场迅速发展,商业银行房地产信贷规模也越来越大。但2009年和2010年1—4月房价上涨迅猛,致使国家出台了较为严厉的调控政策,房地产市场形势严峻。加之,我国房地产融资过分依赖银行,房地产信贷风险逐步加大。本文关注目前我国房地产市场出现的问题,分析房地产信贷风险的原因,提出防范房地产市场风险的对策。
At present, the real estate market in our country develops rapidly, and the real estate credit scale of commercial banks is also growing. However, in 2009 and January-April 2010, housing prices rose sharply, resulting in a more stringent control policies introduced by the state, the real estate market situation is grim. In addition, China’s real estate financing over-reliance on banks, real estate credit risk gradually increased. This article pays close attention to the problems that appear in our real estate market at present, analyzes the reason of real estate credit risk and puts forward countermeasures to prevent real estate market risk.
