本文在考虑住房作为消费品和资本品双重属性的基础上,在单中心城市模型框架下探讨了居民购房与租房行为上的差异对其居住区位选择的影响机制,研究表明:居民购房的概率越高,其居住区位离市中心越远;租房的概率越高,其居住区位离市中心越近。进一步,利用中国居民收入调查数据库(CHIPS)微观数据构建排序选择模型对理论命题结论进行了实证检验,在控制了居民购房概率测算中潜在的内生性问题后,实证结果表明理论命题结论是成立的。
Based on the double attributes of housing and consumer goods as capital goods, this paper explores the influence of housing purchase and renting behavior on residential location selection under the framework of single-center city model. The results show that the higher the probability of residents purchasing houses, , The farther the residential area is from the city center; the higher the probability of renting, the closer its residential area is from the city center. Furthermore, the author uses the Chinese resident income survey database (CHIPS) to construct a sort selection model to test the theoretical proposition conclusion. After controlling the potential endogenous problems in the probability of residents purchasing a house, the empirical results show that the theoretical proposition conclusion is valid .
