当前我国房地产价格持续上涨,宏观调控政策收效不甚明显。本文运用产业组织理论,从市场结构入手得出房地产市场具有区域性寡头垄断特征,在此基础上研究中国房地产市场定价行为,提出了房地产市场调控的目标和措施。
At present, China’s real estate prices continue to rise, the effectiveness of macro-control policies are not obvious. Based on the theory of industrial organization, the article draws the conclusion that the real estate market has the characteristics of regional oligopoly from the market structure. On this basis, it studies the pricing behavior of China’s real estate market and puts forward the goals and measures of real estate market regulation.
