我国目前住房价格高,居民收入低,缺乏购买力衡量当前普遍商品住宅价格水平高与不高,应主要看居民收人的水平。据世界银行掌握的数据显示,在发达国家,平均每套住宅的价格是平均每户家庭年收入的1.8-5.5倍;在发展中国家,该倍数一般在4-6倍之间,如果用上述标准衡量,目前我国普通商品住宅的价格水平总体是偏高的。1995年全国普通商品住宅的平均售价为1538元/平方米,城镇居民平均每户家庭的年收入为13850元,一套建筑面积55平方米住宅的价格,相当于家庭年收入的6.11倍(若为商品住宅则
