随着我国房地产行业近些年的迅猛发展,地产企业需要大量的资金投入到各个项目的开发中,这些资金远超他们的自有资金,因此他们对银行资本的依赖越来越高。而房地产行业的资金回现率快和良好的发展势头也让银行业把它列为了最愿意合作的伙伴之一,而这恰恰促进了两者的依存关系越来越强,也在无意当中加深了风险,银行业如何规避房地产的泡沫也逐渐提上日程,如何才能使我国的房地产市场和房地产金融市场走上可持续发展的道路同样也是我们要探讨的问题。
