城市土地利用实质上是一种特殊的城市经济活动即土地交易的结果。建议采用一个基于制度分析法的城市土地利用研究思路,它最初来源于Seabrooke and Kent关于房地产交易决策的影响因素的研究框架,将有关规则和制度安排划分到体制、管治和操作三个层面进行分析,并研究不同层面因素之间的互动关系。在过渡经济形势下,从提高资源使用效率角度,培育支撑土地资源配置市场运作的制度,做出符合其发展规律的政策调整,从全景上把握影响城市土地利用的因素。
Urban land use is essentially a special urban economic activity that is the result of land transactions. It is recommended to adopt a research approach of urban land use based on institutional analysis. It originated from Seabrooke and Kent’s research framework on the influencing factors of real estate transaction decision-making, and divided the relevant rules and institutional arrangements into three levels: institutional, governance and operational Analyze, and study the interaction between different levels of factors.
