毋庸质疑,8.31之后,地产行业于二线城市的机会显然要大于在北京、上海、深圳的机会。大开发商早就进入一些很有潜力的二线城市,现在,中小开发商也来了。这些城市中,武汉就是一个地产业逐渐热闹起来的城市。这些开发商的行动至少说明一点:在他们看来,武汉这座城市等于升值空间巨大的“潜力股”。而最近刚出台的《武汉市人民政府关于促进房地产业持续健康发展的意见》,首次以政府文件形式明确房地产业为武汉市“支柱产业”。《意见》称,到2010年,将力争使房地产业投资达到全杜会的固定资产投资比例的30%,房地产业增加值占国内生产总值比例达到6%,住房商品化率达到90%以上,全市城镇居民人均住房建筑面积达到30平方米。目前武汉市房地产市场出现了近年来少有的供求两旺现象.超乎众多房地产开发商的想象。一季度,武汉市商品住宅竣工面积为31万平方米,受预期房价继续上涨因素影响,商品房销售面积达69万平方米,同期增长率高达88.2%,商品住宅平均销售价也上扬了二成五。
