从2005年起,我国一方面要求加快完善住宅保障体系,另一方面着手对城镇住宅市场进行宏观调控,以稳定房价,引导住宅消费回归理性。在此背景下,本文以2011~2012年我国宏观经济以及房地产业的数据为基础,从住宅供应、住宅需求以及土地交易等三方面揭示我国近年城镇住宅发展的基本状况。从整体而言,我国城镇住宅在经历了2009年的快速发展后,住宅市场进入了平稳回落期。从2010年开始,我国城镇住宅供应与需求虽仍出现正增长,但是增速明显放缓,这种趋势一直延续到了2012年末。这在一定程度上揭示了我国近年的城镇住宅宏观调控政策的效果。
Since 2005, on the one hand, China has called for accelerating the improvement of residential security system; on the other hand, it has started to carry out macro-control over urban residential market in order to stabilize housing prices and guide residential consumption back to rationality. Against this background, based on the data of China’s macro-economy and real estate from 2011 to 2012, this article reveals the basic conditions of urban housing development in recent years in China from three aspects: residential supply, residential demand and land transaction. On the whole, after the rapid development of urban housing in China in 2009, the housing market has entered a period of steady decline. Since 2010, China’s urban housing supply and demand are still positive growth, but the growth rate slowed down significantly, this trend has lasted until the end of 2012. To a certain extent, this reveals the effect of China’s macro-control policies on urban housing in recent years.
