商业银行为我国高速发展的房地产业提供了最主要的资金来源,在房地产市场持续升温的同时,金融风险也正在逐步聚集。美国次贷危机已经过去一年了,前车之鉴,后者之师。各国的学者们都十分关注商业银行房地产信贷风险的问题。国外对于商业银行房地产信贷问题研究十分系统,在风险控制的方法上已有较为成熟的理论和风险评估模型。本文较为全面地介绍了有关商业银行房地产信贷风险理论的发展,并对其研究现状分别进行了相应的综合与评述。
Commercial banks provide the most important source of funds for the rapid development of real estate in our country. As the real estate market continues to heat up, the financial risks are gradually gathering. The subprime mortgage crisis in the United States has passed a year, a lesson learned, the latter division. Scholars from all countries are very concerned about the real estate credit risk of commercial banks. Foreign countries for real estate commercial bank credit research is very systematic, in the risk control methods have more mature theory and risk assessment model. This article introduces the development of real estate credit risk theory of commercial banks more comprehensively, and summarizes the research status of them respectively.
