建设部近日颁布了《小康住宅示范小区综合成果验收量化指标体系(试行)》。内容包括规划与设计、结构体系、建筑节能、厨卫整体设计、工程质量、住宅套内二次装修、居住环境质量、住宅销售与房改、物业管理运行等8项。每项指标分值为100分,共800分;又根据每项指标的重要程度,在评审分后增加了一项权值系数。分别为:规划与设计权值系数为1.4,结构体系与建筑节能权值系数为1.3,厨房整体设计为1.0,工程质量为1.0,住宅套内二次装修为0.8,居住环境质量为0.9,住宅销售与房改为0.8,物业管理为0.8。
The Ministry of Construction recently promulgated the “Quantitative Index System for Acceptance of Comprehensive Achievements in Model Residential Areas for Well-to-do Housing (Trial)”. The content includes planning and design, structural system, building energy conservation, kitchen and toilet overall design, project quality, residential interior decoration, living environment quality, residential sales and housing reform, and property management operations. Each indicator has a score of 100 points and a total of 800 points. According to the importance of each indicator, a weight coefficient is added after the assessment point. They are: the weight coefficient of planning and design is 1.4, the weight coefficient of structural system and building energy conservation is 1.3, the overall design of the kitchen is 1.0, the engineering quality is 1.0, the secondary decoration within residential housing is 0.8, the living environment quality is 0.9, residential Sales and housing were changed to 0.8 and property management was 0.8.
