房地产基金在加拿大发展到了已经不是房地产才做的信托基金。目前中国的大陆的经济有两个问题,第一是银行的不良资产比率比较高,达到了80%以上,其中大部分是房地产的。第二个问题是中国经济的出口形势很好,经济增长、GDP增长达到8%以上,但是股市很差的。目前,中国经济面临的这两个大的问题,可以从通过REITs来解决。房地产基金的管理层和拥有者是分开的,管理基金的人是专业的管理团队,不是大股东,上市公司是有大股东的,在管理上是非常透明的。
Real estate funds have evolved in Canada to trusts that are no longer real estate. At present, China’s mainland economy has two problems. First, banks have relatively high NPL ratios of over 80%, most of which are real estate. The second issue is that the Chinese economy has enjoyed a good export situation and economic growth with GDP growth above 8%, but the stock market is poor. At present, the two major problems China’s economy faces can be solved through the use of REITs. Real estate fund managers and owners are separated, the management of fund people is a professional management team, not a major shareholder, listed companies are large shareholders, the management is very transparent.
