中外合资的海仑宾馆工程座落于上海市中心最繁华的南京东路福建中路口,占地面积3011m~2,周围道路交通繁忙,车辆拥挤,道路下面市政管线密布,有的市政工程还是解放前建设的,目前已是超负荷运行;基地四周的房屋,据房管所提供的资料多为Ⅱ一Ⅳ级危房。概括以上情况,海仑工程的特点一是基地面积小,二是周围制约条件多。海仑宾馆的建筑面积41697m~2,容积率达到12.25,为全市之冠。为了满足宾馆功能的需要,所有红线内的面积都建造了地下室,并把锅炉房、冷冻机房、紧急发电机房、油库、煤气调压站,污水处理等设备都放进去,还要设置地下车库,因此在功能上不容许在裙房和塔楼间设置沉降缝,这在技术上也是一个很大的难题。
The Sino-foreign joint venture Hailun Hotel Project is located at the intersection of Fujian Road, the most prosperous Nanjing East Road in the center of Shanghai, and covers an area of 3011m~2. The traffic around the road is heavy, the vehicles are crowded, the municipal pipelines under the road are dense, and some municipal projects are still liberation. Before the construction, it has been overloaded; the houses around the base, according to the information provided by the housing management, are mostly Grade II-IV dangerous houses. To sum up the above, the characteristics of the Hailun project are that the base area is small, and the second is the surrounding conditions. Hailun Hotel has a construction area of 41697m2 and a floor area ratio of 12.25, which is the highest in the city. In order to meet the needs of hotel functions, all red lines have built a basement in the area, and put the boiler room, freezer room, emergency generator room, oil depot, gas pressure control station, sewage treatment equipment, etc., and also set up an underground garage. Therefore, it is not allowed to set settlement seams between the podium and the tower in terms of function, which is a technical problem.
