伴随着市场经济建设的不断推进,我国房地产价格和开发投资速度一直居高不下,房地产业作为国民经济的支柱产业,它的高速发展成就了我国经济进入21世纪近10年的繁荣。但同时值得注意的是,房地产业作为资金密集型产业,较高的财务杠杆使得房地产业也是风险集聚型产业。因此,加强房地产业的调控是政府宏观调控的重要内容之一,而利率又是宏观经济调控中货币政策调控的重要手段,因此研究利率与房地产开发之间的关系显得尤为重要。本文选取2000年~2013年的数据,来检验房地产市场与利率之间的互动关系。
With the constant promotion of the market economy, the real estate prices and the investment in development in our country have always been at a high speed. As the pillar industry of national economy, the rapid development of real estate has made our country’s economy prosperous in the recent 10 years of the 21st century. However, it is also worth noting that the real estate industry as a capital-intensive industry and the higher financial leverage make the real estate industry also a risk-based industry. Therefore, strengthening the regulation of the real estate industry is one of the important contents of macroeconomic regulation and control of the government, and the interest rate is also an important means of monetary policy control in macroeconomic regulation and control. Therefore, it is particularly important to study the relationship between interest rate and real estate development. This paper selects data from 2000 to 2013 to test the interaction between the real estate market and interest rates.
