通过对《热血江湖online》中一种代表性商品为期5年的物价跟踪实验,将其与现实楼价相拟合。类似于F8石材这种“富人的必需品,穷人的奢侈品”的特殊产品拟合到我们的现实世界中来,具有显著代表性便是我们疯狂的房地产行业。为什么我们的房价一涨再涨?是真实需求使然还是利益投机在作祟?通常来说,由于该种商品的需求收入弹性要按阶段区分为高弹性和低弹性两种情况,我们采取三级价格歧视的做法区别定价,但它在人群间极易产生套利行为,且助长了楼市的空置率,长此下去可能会造成加速恶化楼市价格的态势,因此古典经济学的单一理论方法在解决现实问题时鞭长莫及甚至适得其反。通过构建真实需求和利益投机两种信号的识别机制,结合《热血江湖online》的现实模拟实验,从而得出现实楼价的治理思路,同时也对楼市的未来趋势做出展望。
