土地是房地产的一种特殊形态,单纯的土地并不能满足人们入住的需要,但通过在土地上继续投资开发,房地产可以获得收益,因此土地是房地产发展商的“生命线”。香港比较大的地产公司如长江实业和恒基建设部很重视土地储备,台湾最大的地产开发企业如国泰建设,在土地储备上也是不遗余力的,他们10年前通过政府渠道标购的土地,经过10年的开发建设地价都翻了很多倍。而在广州城内,拥有大量土地储备的发展商无疑成为与郊区大盘较量的“龙头”和主力。
Land is a special form of real estate. Pure land can not meet people’s needs. However, real estate can benefit from continuous investment and development on land. Therefore, land is the lifeline of real estate developers. Hong Kong’s larger real estate companies such as Cheung Kong and Henderson Construction Land have attached great importance to land reserves. Taiwan’s largest real estate developer, Cathay Pacific Construction, also spares no effort in land reserves. Land tenured through government channels 10 years ago, after 10 Years of development and construction land prices have turned many times. In the city of Guangzhou, developers with a large amount of land bank will undoubtedly become the leading players in the suburban market.
