吴兆华在1995年第2期《经济学家》发表题为《发展房地产业的理论与对策探讨》一文,作者认为,房地产业作为新兴产业,对促进产业结构合理化和国民经济发展有着重要意义.作者认为,房地产业是一种基础性、资源性、先导性产业,其发展与经济运行周期有密切联系,受国民收入、人口数量、消费结构、科技进步以及制度因素的影响,需要结合宏观经济运行过程来正确把握房地产生的发展规律.目前,房地产业存在的主要问题是:(1)宏观调控机制未建立,市场机制不完善.(2)房地产法规不健全,管理体制不顺,房地产业发展未能实现良性循环.(3)当前房地产业的发育水平还很低,房地产业的发育不平衡,突出表现在产业布局不平衡.房地产业要能顺利发展,必须正确处理好以下几个重要关系:
