This paper aims to investigate impacts of the property-led urban development model on urban sustainability in China through establishing an assessing framework in the context of property and obtaining views on indicators from an international expert survey.Based on a solid analytical framework featuring a quadruple bottom line incorporating economic,environmental,social and institutional factors,a set of 26 indicators have been developed.Statistical analysis of the survey is conducted with a particular comparison between opinions from the China-based and Overseas-based experts.It reveals important expertise findings and concludes that such property-focused indicating framework is a potent approach to evaluate property-related urban performance and explain unsustainable problems for cities in China and other developing countries with similar property-led urban growth.
